Construction is mainly CMU, Concrete, and Steel (at least for my projects), and there is a bottle neck of those resources as only few supply the area.

Try to make sure main photo very inviting so you stand apart from other listings.

The problem is mainly a concern for people with a net worth or reasonable income. 

The good news is you don't need a specialty loan for a house hack, just a traditional primary home loan.

Just started using https://www.turbotenant.com/ it gives you a focal point to house documents, gives you a credit report and some other things but it's still your decision to make with the collected information. 

Its usually the tenants who live in the lowest tier housing that are most prone to play games and take advantage. 

You maybe be able to manage a house or two from a distance but a house or two will not get you what I think you're looking for!
