The rest of the paperwork is with the bank or mortgagee and like I said, get an attorney who knows these transactions.Lastly, the concept of ownership by the bank is a large misnomer.

In theory, you have experienced people buying large value-add properties, bringing them up to snuff and then returning a good portion of the returns back to you in the form of dividends. 

Value adds that could bring up cashflow/value:- renovating units to bring rent up to 6-7k/month - ability to rent out parking space on the property as lot is large - trailers, parking, RVs etc - about 1-2k/month cashflow. - property had TDR trasnferable development rights and can be built 5 stories on it.
