. #2 $12k for the entire kitchen or just cabinets and countertops?

Hi guys - we are about to close on a property soon in Philly and are planning to do the following work - -Add HVAC, Add a full bathroom and add a half bathroom, Fix kitchen (keep same layout)My contractor is saying that (Approach - 1 ) - we don't need to pull permits.

Hi all, For a rental home, tenant says bathroom floor keep getting wet, even though it is small amount. at first, they thought they dropped some water. after wiping water, however, it keep coming back and now they think there is some water leak. my plumber went to check and found no issue with bath sink. he thinks it must be shower leak. the shower was redone last year by a contractor, who i ended up firing since he did not show up to work later. anyway, i hired water damage restoration (Servpro) company to check how much damage there is now. unfortunately, based on my research, it is very hard to find source of shower leak. i am thinking of rebuilding shower. i hired a kitchen remodel contractor and he gave me two options; either fix shower pan only, or (optionally) rebuild shower as well. 

The fact they are willing to pay $200 extra also indicates they have had a tough time renting other places, aka other landlords have told them no.I would lower the rent and find a good tenant before I did this, but that’s just me. 

They left two tumbler cups and some other small items on the kitchen counter when we moved in. 

I am a full time real estate agent that specializes in luxury and residential - you never know how our two worlds could collide.

We also have a screening requirement to do a video interview with any applicant having a FICO score under 620 - the whole point is to have them show us their kitchen, bathroom and one other room.
