BiggerPockets is full of resources designed to help you along your journey, whether you are just getting started or a seasoned investor.

In addition, several items can be done simultaneously (I highly recommend this to save time as time is your enemy) such as doing the exterior siding or stucco at the same time interior rough electrical and plumbing is going on.Foundation is always first and rough framing follows that (which includes windows and exterior doors).

@Peter C. yes we do quarterly interior inspections.

A HELOC or loan on your primary could provide funding, but that is typically not designed for longer term funding - i.e. a down payment on a multifamily....

Most aren't putting anything inaccurate in the deck, but they anything in there is designed to create an emotional response to the property, and anything NOT in there is intentionally left out.  

@Jamie Parker, most of what you'll see in the education space of REI/business is fluff and designed to take your money.

You need to do an independent review of the sold comps, DOM, and the finishes you need inside to get the ARV you see.3) When projects pass the paper test and pass the number tests, then you need a GC and an Agent or some kind of designer, who have already looked at all the comps, walk the space and put together a budget that works and that will get you the number.4) Now you need a good relationship with a money source.
