It took way longer than it should have, but that was a combination of in-experience of my part, contractors overstating their experience level & some NIMBYism.At this time I agree with @John A Murray and think we should probably looking to break even or cash flow while the valuation piece works itself out.

Sometimes it's due to ignorance or inexperience.

@Daniel Haberkost It's my worst performing property, which is a combination of the taxes and my own inexperience when I purchased it.

These risks include bad underwriting, outright borrower fraud (I've seen it happen on huge deals), borrower inexperience, bad tenants, construction delays, and larger macroeconomic or local economy factors.

Working for equity is something i have never done and as hard and much as i have been working im not sure ill be making very much for my time in the long run but im definitely getting paid in experience.

In Guatemala the love and experiences that were cultivated have no dollar amount, there is no monetary value to those relationships, they are priceless, so I hope that all of you understand what I mean when I say to invest in experiences, not things that rust and fade away.

This is about pleasant persistence and working thru one's inexperience and mistakes.

We would prefer to do less rehab than more because of my inexperience so keeping it as a 4 plex will be one less thing to have to figure out.   ** if anyone has best advice for calculating rebab costs I had a general contractor walk through it and say $50k for rehab costs.    

My inexperience and excitement at trying to "get the ball rolling" have me evaluating everything in inventory in Southeastern Louisiana and not finding any particularly great deals. 

Currently, a lender wouldn’t give my company a second look because of my inexperience.
