Does not affect your debt to income for future loans in the mortgage industry (auto loans could look different, but i would think similar so hopefully no worries there). 

I imagine cost of labor might be a little bit cheaper in Idaho compared to Connecticut as we ended up paying 10k for gas furnace and 5k for AC with 10 yr warranty for Lennox product.  

The Northeast and Midwest are expected to be less affected by the oversupply compared to the Sun Belt and luxury properties.

The cost associated with insurance for not having 20% is peanuts compared to what you potentially can do leveraging your down payment. 

Again, this is a conversation to have with your accountant to ensure the benefits would outweigh the costs.Another misconception is that there is little value in a cost segregation study for properties that do not have a lot of personal property in them or very little interior build out, such as industrial warehouses.

This is where I'm very inexperinced and don't understand what is standard for industry or what could potentially bite me down the road.

While these vendors are typically reputable and skilled, you might not get the best price compared to shopping around directly.

What the gurus don't tell you is that they are comparing market rents to the GROSS amount of S8 rent on a voucher which INCLUDES LANDORD PAID UTILITIES!
