Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

The law allows you to charge for ALL cleaning, including trash removal.

Main reason to split the lot would be to maximize the lot for cash flowing rentals.

@Jill KellerI personally owned and managed several rental properties, mainly one family, 3-families and been advised by a number of attorneys through the years to forget doing LLC's.

Just make sure that you include this requirement in your costs.

I'm seeing house hack, buy a primary and rent out the ADU on AirBnb or the ultimate house hack, owner lives in the tiny ADU and AirBnb both levels of the main house in San Francisco. 

@Bryan Stengel, I think alcohol has been the tough one with the STRs, not sure about if you need license( hopefully someone will chip in ) , however there  always the liability part including but not limited to offering alcohol to people who are trying to quit etc.

This includes structural components of the building.
