I bought a year ago a property with 30k down which includes closing cost, property at 95k, pay 721$ for morgage (at 7.5%), rented for 1245$, get cash flow about 400$/ month.

Assume break even cash flow while rented which includes a generous $600/mo repair fund. 

Amenities include, laundry, assigned parking, and wifi available for each unit.

You will need probably 20% of total cost (Not including financing costs. 80% LTC) as the down payment.
