The only use case I know of for SBA-backed loans to finance real estate is when a non-RE business owner-occupies at least 51% of the property, such as an attorney firm buying the office building where their office is and leasing out the units they don't use. 

Over the long haul in my market I expect rents to rise in line with inflation which I expect to be in the 1-3% range per year.

Focus your energy on finding that one person/firm who's going to manage your properties well.

Your tenant is going to get a free attorney, mine was from one of the largest law firms in America, they use it as a chance to give younger attorneys court experience.  

Is haul-away to be priced in?

My oldest daughter will be at kindergarten age around the time we would be moving.Do you plan on repeating the process or are you going to stay put for the long haul?
