Did I come off too harsh?

This might sound harsh, but regardless of tenant's situation, we simply allow the 2 methods of rent payment.

It's harsh but that's the law. 

Two years later in a harsh climate and still no leaks and it looks good. 

@Antonio Evans, I wouldn't say BiggerPockets is harsh, more like BiggerPockets is filled with realists.

I second that, Greg that's pretty harsh.

@Diane G. maybe I was a bit harsh, but people do need to understand no investment is a guarantee/ensured.

I don't mean to sound harsh but more then likely he or she is more concerned with selling the deal before the contract expires. 

I am sorry for being harsh, but I think you need to do a lot more research just based on the questions you are asking.There is a reason why hotels have the highest returns out of all real estate asset classes...it requires the most time and energy.
