I knew some of the top court house guys and they did volume 50 to 80 deals a year  average profit on those given the Uber competition and having to pay HML rates was 20 or less..

After we drafted a bare-bones plan that considered their timeline, target rents, and capital reserves, they honed in on a medium-sized complex managed by a local group.. from what I’ve heard, these guys had impressed other out-of-state buyers before and delivered on their promises.

They at one point had a guy working for them that honestly turned us off and we decided NOT to invest at that juncture (he is no longer there)... only to reconnect with the team and began to work with them in a fund closing in early 2022.

@Bill Hampton and @Joshua Granberg have you guys heard of this strategy?

Hey Guys, I'm an investor from NYC, I have been investing in Philly and Baltimore for about 4 years; primarily rental properties/ and flips.

The reason I say this is that I just hired a handyman off one of these sites, they did some great work for me and the guy is doing handyman work and working semi-full-time.

If it's really that tight, first see if you're fit to invest.Going forward, I am a post labor day to spring break REI guy.

And if bridge loans is the best for this strategy, what tips would you guys suggest when using it.
