You'll never convince a tenant that they are getting a good deal, especially as a self manager, no point in even engaging in those conversations.

I would also recommend getting a few more bids from reputable foundation companies to ensure you are getting the best quote.

Tell them you need to be listed as additional insured and then you get copied if they have it from insurance company
