Does this approach make sense as a first step for us?

My approach is when there is that much unreliable information, I either call it a day and walk since I have no idea what comes next or I negotiate to a super deal so that whatever I haven't been told can be taken care of.  

I think as BP evolves it will address these issues from an AI or automated approach or better lookup function.  

Examples could include:Partnering with other investors to share risk.Using seller financing or lease options.Leveraging creative rehab techniques to save on costs.Negotiating with contractors in a unique way to reduce expenses.I’d love to hear any stories, tips, or approaches that helped you pull off a deal others might have instantly passed on.

That may not be the best strategy given the cost of getting an MTR set up, so here is another approach.

Starting with multi-family rentals and house flipping is a smart approach, and taking the time to learn is a wise move to avoid costly pitfalls.

The income approach might also be used, evaluating the potential rental income the ADU could generate.

I'm approaching $20K in lost income.I do plan to sue something when this ends.
