Howdy, I have been in the game for about 10 years now and have mid seven figures of real estate assets. 

I am new to the real estate game.

The brother and his son had been living in the house, free of charge, for years, and were gaming the system.

I wanted to get back in the game again but don’t have much in reserves that most if not all HML require.

I wouldn't be opposed to having a little skin in the game (closing costs, inspections, etc) I would be living there paying market rent and doing the improvements myself.

I have on multiple occasions, once with one of my own properties and a few times for clients been able to not only get the money they paid for a property but also gave them extra money in a total loss (protected the equity that has accrued due to inflation in the industry).  

If your new servicer wants to play games, file a complaint with the CFPB and dispute with the credit bureaus.

Even if I have to lower the rate by $200 to find the right tenant, I am still ahead of the game by a C-note by year's end.Just my 2 cents, I hope you have already found a tenant for your home by the time this post drops!

Can you tell me your break down... how much more or less you paid for eletricity, plummer, foundation... thanks  im planning to do my in east los angeles using my friends thtat i know work in the industry.. construction, but i dnt know, what do you recomment and how long did the process last.. from city permmits and builting it...
