You may not be able to break the contract this year but would recommend getting additional estimates going forward if you feel it is expensive.

Currently I am working in partnership on a luxury Air Bnb property in the Philippines to familiarize myself in short-term rentals.I live in Cerritos, CA and am looking to invest into a multi-family home to house-hack in Orange County, CA to get started.I will need a residential agent and possibly a contractor.I look forward to learning and hopefully working with you all!

Hi @Paul Moore looking forward to your post and information about DSTs without loads and sales fees. 

I don't want to go back on my own word in any way, obviously, and had stated the lease was for a year.Now I plan to use apartments.com going forward for leases and rent collectionThe newest lease with a different tenant is plainly non-renewable and requires a new lease to continue tenancy after a year and outlines fee costs.

Now I have a portfolio here of STR's and have helped multiple other out of state and new investors do the same, or reach their goals in whatever strategy they are wanting to move forward with (I started house hacking). 

I'll have to keep that in mind moving forward when seeking advice.
