But, when I checked with her previous landlord, they mentioned that although, she was a great tenant, (kept the house up nicely, planted flowers in the yard, etc), when it came to paying rent, she thought it was more important to pay for her daughter's schooling, then to pay her rent.

I think there are exceptions though where a smart and seasoned investor can find properties that they are sure will appreciate massively and turn the low cash flow into high cash flow in short order.Note - I am not supporting negative cash flow, but I will consider a low cash-flower when I am positive that will change in the near future.

I replaced old windows, added new insulation and drywall, spruced up outside of home, planted flowers and plants, replaced inner doors, power washed exterior, put kool sealant on roof, purchased window AC, added baseboard heating, and painted interior.
