The Realtor receives a 1099 with the commissions included from sale, can they deduct the closing cost amount paid to reduce or essentially wash out the commissions since they never actually received the money?

No one wants to put in the effort, work, time and money, into a healthy habit or - for real estate - into a solid asset.

The other way I fund deals with none of my own money is using a private lender that I have years of experience and relationship with and/or using HELOC and other business lines of credit.
