Rent about $2,800 and cash flow about $800 after cap ex, op ex, etc. 

For ex, building value is $100k with all rehab cost ( (($100K/27.5)/12)*3)= $909 depreciation for those three months.  

Cap-Ex: 5%.

Then I moved to a program primarily for young men with developmental disabilities but highly functional, like working at Home Depot and Fed Ex who had some criminal histories so had to be supervised, now I’m at a transitional housing facility.

And we are accounting for vacancy, cap ex, etc. 

The headline should also be strategic- take out anything that's vague or subjective (ex. light filled, spacious, near, cozy) and put in specifics (2 mi. to downtown, W/D in unit, etc.)I also only focus on two platforms.

I highly recommend (1) checking Google reviews and (2) asking for DATA to back advertised claims (ex: average turnaround time to close a work order, average tenant satisfaction score, etc.). 

The rent price has less relationship to maintenance and cap ex than size, class of tenant, number of units, bathrooms, etc.  

Then the other thing is Oregon coast is just Brutal on maintenance especially ocean front or near.. so need to up your cap ex.
