I've been reading books and listening to various BP podcasts nonstop for the past couple months, but I'd love to hear thoughts about the right strategy for turning our war chest into a sound real estate portfolio (preferably before I'm too old to enjoy the fruits of our labor!).

If you are out there driving for dollars and getting leads, than that’s definitely the strongest strategy for getting the best deals… it just takes time that not all have.

I'd work on a strategy that returns my capital guaranteed. build to rent direct with ground up developer does this.

I can't think of a worse investment strategy than lending unsecured loans to individuals who don't have funds to cover the deposits associated with real estate transactions.

Have a strong partnership agreement that clearly defines roles and responsibilities, profit sharing, exist strategy, etc.

We own our house in Seattle and are trying to determine the best strategy for our move - what approach would net us the most money over the next 1-3 years.
