I understand the importance of getting to my local REIA club and reading as much material as I can, but for a some who is at a stage where I am heading toward a four year degree in both Finance and Accounting what would any suggest I (or anyone who has recently read Rich Dad Poor Dad :)) consider doing so that I am fully equipped for REI once I leave college.Some Background: I currently live in New Orleans.

Funds are paid, representations and agreements are signed and the note is assigned with an endorsement and filed.Usually a buyer will ask for a package of documents, I'd want to see;Copy of the note and deed of trust, Commercial deal, a copy of the settlement for the transactionA list of inventory collateralized and copies of the UCC filingsA copy of the first lien as filed with terms and payment requiredPayment history of the note, with verification of receipt/depositsCopies of any loan modifications or extensionsAppraisal on the property at sale on RE and equipment if anyA letter simply desiring the intent to sell with a description of the note with the book and page county as filed.

There will be a significant upfront cost/investment to do this but I am thinking it can be a long term profitable little side business ESP. b/c of the fact I will own the building and will not have to pay rent to anyone buy myself as well as it won't require much overhead to run the business.The other positive factor is I would buy the equipment new so there would be low maintenance/repair issues.The way I see it my biggest expenses would be utilities IE. water and gas electricity, as well as insurance and then whoever I hire to run the business.
