It seems like the biggest emphasis for a real estate investor tax-wise comes down to the federal tax level (which would mean that a CPA wise in the federal tax laws would be apt, regardless of location) yet applying the tax data skillfully to state laws is a secondary and still important factor.  

Do investor sellers not put as much emphasis on the type of buyer as long as they have a willing buyer at their criteria so that their investor goals/requirements are fulfilled.Just wondering as a beginner MF.

Only the real property rent goes towards the cap rate, so put all the emphasis on that.

I've listened to several podcasts, browsed the forums and read some of the books, but I've yet to find any real emphasis or discussion about the design aspect of real estate investing.

Don't let the emphasis on retireing early or making $10k in passive income deter you from a deal that feels right to you.

Having a close circle of successful peeps in the same space as you is also invaluable - emphasis on the "successful".Regarding legal matter and policies, that'd be best to consult with an actual professional so you can be 100% sure in the answers - it will depend on the state you're in.Hope this helps @Russell Padilla?
