It's a nice house and has a lot of valuable art in it, so we want to make sure that whoever we rent it out to is responsible and respectful.

We both spend a lot of time doing work with the arts and non-profits on the side and we would someday like to move our focuses to those side pursuits rather than our currents jobs. 

All forms of communication can be electronic and you never have to meet in person...even if you are self managing...My tenants are trained and empowered to problem check and resolve issues on their own...if they can't figure it out, it's their home and they can call a professional to fix it and cc me via text.

depends on location, in a city they should be within .5 mi, in a suburb 1 mile and rural  5 miles but unique properties can be stretched further, I have done thousands of BPO's for banks, the rules were 3 listed and 3 solds, within 20% speck and similar condition, and make appropriate adjustments for differences, there is more art than science to it.
