I also looked at the rental market and it seems like it is pretty dominated by a handful of bigger companies that own a majority of stuff.

Generally the games do not have much luck (rolling dice, etc) and they are fun to play the whole way through - unlike Monopoly which can get pretty boring after a few go-rounds the board and there is a clear dominant player.A good first one to try is called Settlers of Catan - it was the first Euro board game to be popular in the US.

But that is still a good buy and hold deal to me.Its all about cash flow and staying in areas/houses that have good long term potential for growth. i.e. 3/2, 1,500 sq ft, in areas with good schools that are not "renter dominated areas" which don't appreciate much.....

There are pockets of neighborhoods (in places like Arcadia, san marino) where full price all cash offers from international investors dominate the market.
