The more states that you are willing to buy in, the greater the pool you get to pick from.Generally, notes with properties that are in states that have longer timelines to foreclose will have greater discounts to account for the greater risk and longer time commitment.

I see your next availability is mid August, so I would expect to see more inquiries in the next 2 weeks.The low amount of direct inquiries from Furnished Finder is normal as well, from our experience with 25 properties.I don't recommend the discount for first 3 bookings if you're doing MTR, that can easily be an entire year of bookings discounted!

I don't think that's a good idea, you are not getting much of a discount, the property needs a lot of work and you don't have the capital (25% down plus rehab) or the experience to take it on.Most important for your first deal is that you have a good experience and not lose money.
