Yep, you are either asking them to eat $80k, or you are going to have to come up with it......They are already (most likely) in dire financial straits, so they ain't gonna be the ones paying it....

Its strait ROI vs ROI and cash is king approach.

Even getting to having 3-4 units you'll start to become active enough to be competent and also when you get a bad tenant situation the income from the other units will keep it from feeling dire.
