Lawyers in private practice are salespersons too (they go out of business if not); and I'm guessing that if Facebook decided I was a doctor or dentist in private practice that there would again be the exact same sales-focused advertisements with very minor modifications compared to if Facebook thought I was selling cars or cell phones or insurance or "get rich quick in real estate" guru courses or (like Cardone) REITs and coaching. 4) Honestly, from what I've seen, BRRRR is spoken about much more frequently than it's successfully executed.

If you can train your tenants to change the filter every month, then more power to you........But in the vast majority of situations, that menial task is rarely done by most tenants.....kind of like having your dentist tell you to floss every day :) Some do it, but most wont...at least not on any regular basis for a sustained time.Must be different in CA....or my house...I change the filter every 6-12 months and its is barely dirty.

They are all originated and held privately, compared to the conventional loans you get at a bank, which are bought or backed by one of the Government Sponsored Entities (GSEs) such as Fannie Mae or Freddie Mac.Though some here feel strongly that a private loan is one made by your mom or dentist and a hard money loan is made by a licensed professional company, this is nonsense.

TRUE private money is simply someone you know.. your dentist lending out of his SIDRAor someone you meet at the RIA's and start talking too.. they are doing 1 to 3 deals a year and its not their business.Anyone doing anymore of that or advertising in anyway is not a private lender.. they are HML that are in business.. when you see rates that rival full doc bank loans from a HML or private lender then that is a HUGE Red flag..
