Otherwise, the SD IRA is a great platform.Compared to an IRA, Solo 401k contributions limits are roughly 10x higher and there is no custodial requirement for the 401k.

Even in the double closing situation, It’s hard to imagine this event being construed as a real property disposition, especially if you have no right or custody to the sales proceeds of the property per the terms of the contract (though I’m not familiar with how these are worded).

Being in CA is a significant blow to the IRA LLC, because of the fees charged by the state, but in many cases it is still worth it.The Solo 401k does not have the custodial requirement, so no LLC is needed for checkbook control.
