I don’t even give out the contacts other than to clients who actually closed a deal with me.

It would seem the only contact they are able to make is between their bank and my credit card.Any insight or advice would be greatly appreciated  

So, a couple of years down the road, your seller gets tired of being on the loan and contacts the bank to get off of the loan. 

I use my own application, which has an imbedded authorization to release information for their employer and landlord.If they have not confirmed an hour prior to their appointment, I send this text to their phone (which was required as part of their contact information I required in the response to my ad):As I had requested in my email, you have not yet confirmed your apartment showing for this evening, scheduled for 7:00pm.

So there is a singular point of contact who's active and not a need to wrangle a whole group for every everything. 

Great tips @Collin HaysAnother "tip" is make sure you are working with a seasoned STR Realtor or your Realtor is conferring with someone like Collin a season STR Property Manager.At least once a quarter someone contacts me (as a PM) and either wants management or wants my opinion on a property and the property is illegally zoned or otherwise unsuitable for STR, although their Realtor is telling them otherwise.

I then ran a different ad and the cost was only 6 cents per contact. 3 cents higher than FB lowest estimate.
