The hardmoney guy I use now for my flips does this but I am not really comfortable asking him all the details of his business since I would be a minor competitor of his.I have everything else pretty much in order.

I know people who have bought duplexes and triplexes lately -- your competitors -- and are thrilled to bits, but they're not investors looking at their houses with investor eyes. 

And don't worry - I'm not interested in SFHs and am looking to fill a different niche, so we aren't competitors LOL

I could not get any one to sponsor me for the licenses in my area because they knew I would be a competitor as soon as I finished the required two years.

Forgot to mention this buyer competitor might not be a cash buyer at all.

There is competition and not all competitors value the risk and return at the same level.  

The only direct competitors would be the Civic Center.
