Hang onto it; I believe Eagle is going to be one of those 'legacy' neighborhoods, similar to the the North End or the Foothills where property will continue to climb for decades to come.  

And after we sold, it's still climbing.

PLEASE PEOPLE STOP SAYING THIS.This is not only dumb it is dangerous, and here is why...If I climb on a horse and I fall off, and climb on that horse again and keep falling off and again and again and again WITHOUT changing ANYTHING... it is friggin time you realize that you are doing something wrong.

Appreciation has climbed here in Waco, so I get that part, but from a cash flow standpoint, I would need to make offers on average 20% below list price to make any single deal work for me.
