@David T.Our "parked" funds are averaging around 6.25% at the moment (down from ~7% when I was taking the time to sell a few options) using a mixture of ETFs and a couple of stable blue chip stocks w/ 5+% dividends.

The first remodels I was quite involved in myself and found some really good people for the different tasks: Mark Aschoff (Mark's Contracting LLC) does outstanding roofing work at a really good price, Alex Olmos did a great job with flooring and Fagen Tree and Chips were very nice people to work with for some branch/tree cleanups.

And with the Roddy Roundup one of the vendors supplies Subway sandwiches, chips and cookies...so if you register in advance, you are just paying for your dinner @ $5 - so it's a wash!

I think I'm incrementally getting better at it and I have an out of state strategy in place that should help me reach my goals, but I know I can improve on this a lot and so I keep chipping away at it.

Unfortunately, I have seen many friends and other investors have to dig out of a hole because they stayed too long.I am currently taking some chips off the table by selling one of three large apartment buildings I have in the Dallas area and exchanging the payment of a hefty amount of tax In order to receive a hefty amount of safety and security.Good luck on your decision and you are lucky to have one....
