For house hacking, ensure rental and personal use are properly allocated for deductions.

They instead lack the skill to do a proper bid.

They’re built for heavy use and have faster drying times—usually 30–45 minutes—without needing major electrical changes.If you’re up for a bigger investment, adding extra stackable units in the garage could be a great long-term fix, though it’ll mean some electrical work and setting up proper ventilation.I’d probably go for the commercial upgrade in your current space first—it’s quicker and might solve the bottleneck right away.

Tenant quality and demand is generally good and usually there are no issues with proper screening, at least for those with decent properties.But for all of the naysayers on California, keep it up.

You don't need to use a title company and pay fees, you just need to proper paper work and quit claim deed.

i agree that a new purchase at 75% equity will typically not have significant cash flow and may even be negative when properly allocating for all expenses.Investing to max equity without reserves is risky and you indicate would result in stress.
