@Calvin Rappard I don't think it is feasible to do a new screening every year, and more importantly, I am not sure you have the tools to move someone out if they fail....

If all else fails and we still end up with vacancy during the winter, start to market the unit earlier prior to turnover.

Me and my girlfriend are currently saving to purchase a home within the next year or so to start house hacking, my concern is how signing the lease option to purchase contract will affect our eligibility for first time home buyer programs? 

Median-priced homes will attract the highest percentage of qualified residents looking for rentals and the highest percentage of owner-occupied home buyers in the future. 

They would also give the buyers more confidence as they're a certified and accredited vendor rather than a mason contractor.

Of course, every buyer needs to do their own diligence.

Does the TL get 20% even though:- technically I am not mentioned as being on any team in the brokerage system and the commitment letter has the wrong brokerage logo- I have not signed any other documents/team contracts as the TL never handed me any to sign but was supposed to- my COI/SOI leads have not signed any buyer's/seller's agreements with me but may next yearDo I have to do an exit interview (even though there was no mention of it at any time or in the commitment letter)?
