I want to do two FHA with my name and my buddy (partner) and then plan on looking for properties in the south (Georgia) where my sister lives.

Other than that just networking on my own with other investors/buddies with RE.

Giving preference to your "buddies" in the industry is doing both the buyers you represent and the sellers you represent a disservice. 

I attended one of those flipping guru classes with my buddy that are advised on tv and the radio.

They'll be standing with their feet planted when their buddy shouts from 20 feet away and they'll LEAVE THEIR FEET PLANTED AND "SPIN", which tears the composition right off.

Maybe it sounds bad, I don't know, but my goal with investing is not to spend all day "pounding" the phone calling, but rather to develop a steady source of passive income so I can do what I enjoy such as playing golf with buddies on a Wednesday.

Outside meeting with a few buddies who own rentals to pick their brain on their process, my knowledge is pretty limited. 

that's what I am thinking.. going to look at a plant today.. ( after salmon fishing on the Willamette )not really interested but my buddy who is developing it wants me to look at it.. and since its his boat I am obligated.although he got a master lease from the city for his facility so the city is buying off on it..
