I had some storm damage from hurricane Irma at a property, really just a bunch of shingles broken.

Say my tenant broke something that I could easily fix myself like patch a large hole in the drywall or replace a few broken tiles.

I expect a broken door here or there, the occasional dent, maybe the occasional weird instance of someone causing damage by storing something weird.

May also work if the duplex is a higher price, larger square footage, in a better school district etc.I know I sound like a broken record on these forums but “Occupancy” is not always a black/White issue 

Windows and storm windows and doors are broken.

There are foundation problem, a lot kf broken tile, ex and interor paint, instead of 2, there are only 1,5 garage. 12 light, but they all old.

Then have the warranty company fix the broken one and you can have that fridge as a backup for a different unit. 

Pipes could be frozen and broken.

If I'm out and about in town and a tenant let me know a light switch was broken I can have it changed in a few minutes with on-hand stuff.
