The biggest issue I see with the wholesale deals floating around post-storm is that NONE of us know what the ARV is going to be right now. 

And when people get tunnel vision for lowest $ down, they tend to not give attention to the revenue generation of it, the operations, and that's a VERY dangerous combination of high leverage and not so-good revenue. 

I have experience using DSCR loans that calculate the STR revenue to purchase smaller single family homes.
