The biggest issue I found when I started off while living in San Francisco is going to be the high entry points for investment properties + the landlord laws not being that friendly. 

Also you can check Meetup for local investor groups as well as there are some smaller ones around also.I'd say one of the biggest steps is choose a type of Investing.

I would say that is the biggest switch between D4D for investment properties vs a primary residence.

Honestly, my biggest hesitation would be that the winters haven't been as good as they normally are for skiing! 

I think the biggest issue, is the fact that there are so many social media influencers, with huge followings providing misinformation which leads many new investors to have a false sense of "education".

@Audrey Sommer as many of the folks above have mentioned, Zillow is the biggest platform that I see the majority of our leads come in on.

Im not sure exactly what to do but here is what I do: First I know my market really well which I think is the biggest factor in helping investors.

My last one was my biggest one which included a 1000 sqft extension to an 1100 sqft single-family house.

The biggest take away was my ability to utilize machine learning for this process.
