But I have a client with the same type of building and has a non-conforming basement that he uses as an Airbnb and hasn't had any issues with it. 

It's nothing spectacular, just utility bills, trailing 12, rent rolls or whatever he's got so I can build an accurate assessment and make a fair offer.

Plenty of people invest remotely, and as long as you have modest expectations (not chasing the highest possible yield), and are using light leverage, and don't get suckered into buying in a part of town that you wouldn't feel comfortable visiting in broad daylight, plenty of people do this and do... fine.

I then did some wholesaling, land flipping, did some more buying and am now just doing lending to build up active income.

I think you need to treat those 2-4 buildings almost like larger building looking for upside in rents and/or reductions in expenses in order to get it to cash flow.

Again, that is my opinion, and I'm sure others will claim they are truly turnkey.A turnkey operator finds or builds a property.

You could have 2 properties that are identical on paper but have ARV's that are 6 figures apart for reasons that aren't apparent in the data.
