Some tenants or owners are generous enough that they donate their time to call the city and post an anonymous complaint in your behalf right after you finish the sale, especially if they got kicked out or they are not happy in selling the house.

You'll find folks with experience, deals, tips on turnkey note vendors and who is good/bad/otherwise.BP is a good place to network as well, though the distance & anonymity factors require extra diligence.Focus on building the complete set of circumstances and partners to be successful: note borkers or originators, title company, a good attorney to help you with diligence and contracts, and a good SDIRA provider - not just a paperwork processor or document provider, but a company with experienced investors on board who can help you make sure you are headed down the right path from day one.

Trusts typically don't create any liability protection if self-settled and/or revocable; I use trusts in my practice for anonymity purposes mainly.Talk to a lawyer in your jurisdiction about a scenario like the above.
