I'm on the same page about cash flowing in the first six months, but only in a town that has a college, state capital, some sort of financial anchor. 

Many people see real estate as kind of an anchor and therefore exceptionally difficult to invest at a distance, but if you look at people like Grant Cardone, eventually it becomes an absolute necessity.What do you all think?

**If your first deal becomes an anchor and a stress, this can really be discouraging so do your very best to maximize all of your numbers.

But maybe you could divide it by anchoring 4X4's to ground or some sort of raised markers on the edge of the lot.

This property has generated strong cash flow returns and would be a great buy and hold investment anchored with an excellent loan on the property.

The lender will do enough due diligence to make sure they don’t lose their investment but that doesn’t mean the deal is going to make money.If you want to do a syndication you need to have a high net worth or someone who will work with you to be the anchor for the loan.
