My husband and I are amateur investors in a super-tough market here in Moscow, Idaho - (Not California or Seattle, but still 🤷♀️) so are giddy about moving somewhere where houses can be bought for way less than $200,000.Any Kentucky-specific advice is fantastic!

Thought about 1031'ing it into a small apartment complex, but I am unfamiliar with financing options for that, and since we are, at this point, accidental amateur RE investors, I'm thinking a jump straight into multifamily apartment complexes probably isn't the right choice.2.)

The amount of unexpected expenses I incurred during my first 30 days could bankrupt many amateurs who don't have a wad of extra cash in their accounts and this is exactly what happens to every investor regardless of how smart you are and regardless of how much due diligence you do.The seller told me the gas bill for the property was only $100 per month because he said he installed solar for heating the hot water for the entire building.
