Funny that you mention a Top Golf because part of this saga I didn't mention is that at one point the developer who was failing at rezoning this site was "threatening" to open up a Top Golf on this parcel smack dab in the middle of the city.

I mention all this because it's not a jammed up, slap dash space but from an insurance perspective do you think I should be concerned about the interior inspection and the 2 family zoning but 3 separate tenant discrepancy?

Also as @Jake Baker mentioned we are seeing BRRRR investors have a lot of success in in Jax area.

I am not a big fan and it sounds desperate, not to mention takes away from the purpose of what BP is.

As mentioned, it is virtually daily that there are posts that seem unlikely to have any path to a return that warrants holding the RE.i wish everyone be thorough and cautious in their underwriting.
