I have had a storm hit while in a similiar situation who pays for the uncovered damages was a issue seen differently by some siblings

We felt totally jerked around from November of last year (2018) to March of this year and got screwed in the end but were fine to be done with her as more and more unsavory things were uncovered.

It could be that a planned brrrr with an unexpected costly surprise uncovered during rehab could change its course to a flip if it becomes too tight in order to keep the capital recycling.

If it were my deal I would say pas simply because I've done enough remodels to know that you could easily uncover a 5,000 hidden cost (Or way More) I'm not trying to scare you off but my risk tolerance could be way less than yours. 

We invested cash and took on traditional investor loans.I uncovered that there was a bit of cash out financing going on to free up money for more houses.... essentially pulling out all the created appreciation profit, and leveraging it to buy more new homes.

To which I spend hours at a time combing through the nitty gritty of homes until I uncover perfectly matched criteria "winners".

It's unfortunate that a buyer would have no other remedy apart from legal action in the above situation, but I agree it's unrealistic to expect inspectors or agents to perform heavy lifting / moving of furniture to uncover every last defect.
