It is easier said then done sometimes, and I have had a few occasions where I should have had my order of operations in the turnover structured in a little bit of a different order, and you usually find out when you have already done certain steps haha!

The tenants want to pay but sometimes money is short and there is nothing wrong with the PM directing tenants to government resources for just such occasions.

We have learned how to use shields while spraying to not have to tape off hardly anything (maybe certain corners on occasion).  

When you first get started, the $125 a month probably doesn’t function as well- as a single repair may be $600-$1,000 on occasion, but as you grow your portfolio, the combined maintenance funds will cover the majority of your basic monthly repairs.  

Talk to the PM and ask if there's a way you could tag along for their regular inspections on occasion.

On all previous occasions when the new family came in we have coincidentally been on vacation but we've never had an issue.

On a rare occasions they drop but that has more to do with my ISP than the NEST. 

There were multiple occasions where a property manager would go with a vendor that was friend/someone who took the PM out to lunch occasionally/etc, even though the prices were higher or the work was lower quality than the competitors.

Unless they are helping you evaluate a property as a courtesy, which some will do on occasion, most lenders don't want to waste time looking at deals that you don't have in contract that you might not get anyway.

I strongly believe operating agreements for multi-member LLCs is not one of those occasions.
