The only areas that we've seen it turn out really well is around hospitals, especially for traveling nurses, doctors, patients, etc and college areas, like around Geneva or Beaver County Community College.

However, I'm not sure the seller will be able to do that as they are going into either a nursing or assisted living (I'm not exactly sure) and those places may say they can't have any assets - so seller financing may be out of the question.

maybe look into do a month to month lease in the off season and str in the peak season. possibly travel nurses in the off season. if you do go the str route there is many ways to automate your systems to make it easier for you so its not another job.
