I’m a registered nurse in New York City, new to real estate investing currently in the process of learning and building my knowledge base to make my first real estate purchase.

The only areas that we've seen it turn out really well is around hospitals, especially for traveling nurses, doctors, patients, etc and college areas, like around Geneva or Beaver County Community College. 

I personally created a legally created ADU or mother in law unit. 

The previous owner exclusively rented to traveling nurses, and they continued to do the same for the first couple of years after purchasing.

However, I'm not sure the seller will be able to do that as they are going into either a nursing or assisted living (I'm not exactly sure) and those places may say they can't have any assets - so seller financing may be out of the question. 

Hello investors,I have two long term sfh in Cleveland and considering purchase a third one for short term rental.Anyone with experience operating short term rental near hospitals in Cleveland for traveling nurses/ staff /patients that can provide a feedback? 

She's a single mother who migrated to the US from Southeast Asia and, lacking much formal education or guidance on retirement savings, has been working as a caregiver for the elderly for most of her life.

Running one AirBnB out of a studio apartment or mother-in-law suite is a great way to live for free and potentially cash flow.

maybe look into do a month to month lease in the off season and str in the peak season. possibly travel nurses in the off season. if you do go the str route there is many ways to automate your systems to make it easier for you so its not another job.

I live in the Raleigh area but own a medium-term rental for traveling nurses in New Hampshire.
