The key is vetting your lender properly—asking the right questions, understanding the terms, and ensuring the numbers make sense for your strategy. 

You have to come to the table (a future deal) with funds to get the ball rolling.

You may want to find a good agent in the southern NH area as I'm hearing that market is prime for investment with people moving up from MA, but your other markets might be just as solid.Also, since you're already an agent, it's pretty easy to get your reciprocal license for NH or RI.

If anything goes wrong, the entire deal comes crashing down.

(You said you plan to buy it for the amount of the loan, not the value of the property.).

There are a lot of good 1-4 unit BRRRR opportunities here too with also good General Contractors coming from Columbus or Dayton to work on the projects.
