All in all its an amazing deal and only needs light work (carpets changed in bedrooms, paint inside, and maybe upgrade the kitchen sink and toilets. 10k-12k max, I did construction and remodeling work for a while so I know my prices).I want to flip this property to a potential investor, in fact I already have a meeting next week with an interested candidate.

I would guess that a lot of renters likely have a max rate that would be under the luxury apt rate and as long as you're in the right location they won't care too much right up to their max. I

@Josh Tonnesen, I'd endorse at least doing the minimum to get the full match available, as this is easily one of the best investments ever, plus what I'd suggest is that every time you get a raise, have 100% of the raise go towards your IRA contribution, until you reach the max. I
