@Jeff Greenberg, that's exactly what i was getting at, so now if your PM is willing to charge you 5% for managing but you now added a maintenance guy and a super ( which a normal PM would handle for that 10% - basing it on SFH and smaller multi family) your larger 50 door complex will actually run you more than 10% to manage it. so yes you can probably get a PM for less because of the amount of doors and class, but you will pay by adding the personnel.
