I successfully run 1 STR and have a 2nd that an inherited PM handles.I have Vrbo and Airbnb they will sync with each other with no external software.I set pricing easily by using the built in tools that Vrbo provides.Automated messages are built into both platforms.Vrbo keeps my calendar slammed, but I take direct bookings as needed, simple to do.I have no additional 3rd party fees to very sucessfuly run and manage my property needing only a a few minutes per week.

📉Yes, expired listings (listings that expired out of the MLS), were still quite high this month which can affect this number, but....What about pending (under contract in the MLS) homes this month?

I saw your clarification about it being renter occupied from the get go so as long as you notify your insurance company that you did a quit claim deed from your individual name to an LLC you shouldn't have a problem since it was written correctly from the beginning (as a DP3 - Property rented to others).Â

This can be extremely costly.We have a two step program has no waiting period at all and will end up being quite a bit cheaper then the 3 month waiting period on closing costs, rate and NO pre-payment penalty.Â

Turn-key would likely be the smoothest, but IÂ am open to a fixer upper if the numbers work.As far as the unique funding, I am an equities investor with accounts held in trust and therefore my taxed income is quite low which limits my options unless I opt for a portfolio loan or separate entirely through a DSCR loan.
