My basis for this thinking:tend to have multiple jobsboots on the ground jobs (kitchens, factories, trade helpers (plumbers, sheet rockers, etc)low rents!

Other than Cheescake factory, do you think the large (or smaller) commercial tenants will keep paying their rents or just say f*** it?

In this situation the deciding factor is going to be turnover...... if they say no, are you going to move out and then landlord is going to have to spend the $$ to do the improvements anyway, but can then up the rent even more and recoup that $$ quickly?
